The developers of a prime Manchester city centre office building are making a significant further investment in their Manchester office building looking to widen its market appeal and have appointed p3 property consultants to join the agency team to help them achieve fresh objectives.
The transformational refurbishment of 19 Spring Gardens, Manchester was completed by Cheshire based Magnus in Spring 2009, providing approx 35,000 sq ft of top quality Grade A office space. It features rich specification including a highly energy efficient heating, cooling and lighting system, an on-site building manager, efficient floor plates, great natural light and a basement car park, which all combines effortlessly with a prominent city centre prime core location making this a great place to work.
The building proved an immediate hit in the market with international insurance brokers Locktons, taking the entire top floor as their new northern HQ and more latterly the AIM listed ReThink Group PLC who will open their Manchester regional office there early next year.
Approximately 25,000 sq ft of Manchester office space is available to let, including four complete floors of between 5,543 and 5,758 each.
Magnus Director Steve Widdowson takes up the story:
"In the last couple of months we have been conscious of an increased number of smaller office users seeking high quality office space to let and our research and analysis of this year's office space take-up so far confirms that despite really tough market conditions, over 20% of Manchester city centre office transactions have been in a size range between 2,000 and 5,500 sq ft.
"Magnus are moving quickly to engage this shift in the market head-on by really putting our money where our mouth is. All landlords talk about how flexible their space is - we are going an important extra step by investing further capital in the building by actually creating a number of highly prestigious smaller suites from 2,000 sq ft upwards, including a fully fitted marketing lounge which will showcase the range of bespoke finishes, space planning and fit-out options available."
Peter Gallagher, partner at p3 property consultants is confident that this approach will see 19 Spring Gardens achieve the success it deserves.
"19 Spring Gardens, Manchester is a stunning development with a bright and contemporary feel that makes it ideally suitable for a mixed community of variously sized office users. Flexibility is our keyword and we will be marketing the offices to let on both a ‘suites to suit' basis alongside the traditional full and multiple floor offer.
