Magnus are a privately owned commercial property company based in Cheshire. We own and manage our own investment portfolio which is focused on the Greater Manchester and Cheshire area. We have been in business for over 20 years and over that time we have amassed a great deal of experience and market knowledge.
As well as looking after our own assets, we have formed a number of successful partnerships and joint ventures with a variety of different organisations, including other property companies, property owners and the real estate divisions of large financial institutions. They have found that our local, hands on skills have been very effective in driving performance from the property assets they own, especially where resourcing is an issue for them.
We believe that we have established a reputation for honesty, diligence, hard work and skill amongst those we have worked with. Most importantly, we have delivered results.
Our skill set covers the traditional asset management roles such as managing complex estates and buildings including organising the service charge, understanding the tactics and legal complexities surrounding the lease renewal and rent review process and dealing with customers in a proactive and positive way, ensuring the continuity of income streams. We also act as a ‘third agent' and attend all marketing meetings and viewings, taking control of the whole marketing and letting process, often generating our own leads and lettings giving us the ability to outperform the rest of the market.
We have also project managed difficult refurbishment projects, acted as development manager on large award winning new build projects and prelets, and handled large and complex planning applications.
The next few years will remain to be very challenging for all involved in commercial real estate. We can either offer our skills to extract the maximum value from the opportunities which will undoubtedly present themselves, or help owners of an asset or a group of assets recover from a difficult position in order that they can be brought to the market at an enhanced value at some point in the future.
